The situation
There are two credits. The first is construction. Tellus built an outdoor patio for the Ritz-Carlton at its Laguna Beach property, delivered to a luxury operator's standard. The second is advisory, and it sits above construction rather than inside it: development advisory on luxury branded residences carrying the Ritz-Carlton name, the questions a branded residential product raises for the operator that owns the brand and the land.
A patio scope meeting and a decision about the best use of the land under it almost never happen in the same room; the contractor doing the physical work is often the one party standing in both.
Built the patio to a luxury operator's standard through Tellus, advised separately on the questions branded residences raise for the operator that owns the brand and the land, and kept each credit exactly as large as it is.
Two accurate, narrow credits: a patio built for the Ritz-Carlton in Laguna Beach, and development advisory on Ritz-Carlton branded residences, both through Tellus, Tellus era 2004 to 2022.
